Service FAQs

The questions we get asked most, answered service by service.

Pressure Washing

Will pressure washing damage my driveway or pavers?

No. We match pressure and nozzle to the surface — concrete and brick handle high pressure, while pavers get a controlled setting plus a careful post-rinse. We cannot guarantee joint sand will stay put, but we do our best to protect it and we re-sand joints on request.

How long does a typical driveway take?

Most South Florida driveways and walkways take 1–2 hours. Larger drives with heavy oil staining or rust can run 3 hours.

Do you remove oil, rust and tire marks?

We treat them with dedicated pre-treatments, but we cannot guarantee complete removal. How much they lighten depends on the age and depth of the stain — we'll tell you honestly what to expect before we start.

Do I need to be home?

Not usually. We just need access to the areas and an outdoor water spigot. We'll text you before arrival and when we finish.

Soft Washing

What's the difference between soft washing and pressure washing?

Soft washing uses low pressure plus a cleaning solution to kill algae, mold and mildew at the root. Pressure washing blasts dirt off hard surfaces. Roofs, stucco, siding and screens get soft washed; concrete gets pressure washed.

Is the solution safe for plants and pets?

Yes, when applied correctly. We pre-wet and rinse landscaping around the work area and keep pets and people clear until surfaces are rinsed and dry.

How long do results last?

In our climate, expect 12–24 months on a soft-washed roof or exterior before algae starts to return. Shaded, tree-covered properties are on the shorter end.

Roof Cleaning

Will you walk on my tile roof?

We minimize roof traffic and work from ladders and extended reach whenever possible. On barrel tile we keep foot traffic to designated paths to avoid cracking.

Will cleaning void my shingle warranty?

No — we soft wash, which is the method shingle manufacturers recommend. High-pressure roof washing is what strips granules and voids warranties, and we never do it.

Do the black streaks come back?

They're airborne algae, so eventually yes. Most South Florida roofs stay clean 1–2 years; we offer maintenance visits to keep the roof from ever re-staining.

Gutter Cleaning

Do you clean inside the gutters or just the outside?

Both, if you want. Interior cleaning clears the debris and clogs that cause overflow; exterior brightening removes the black 'tiger stripes' running down the face of the gutter.

How often should gutters be cleaned in Florida?

Twice a year for most homes, and before hurricane season if you have overhanging trees. Clogged gutters back up fast in heavy summer rain.

Do you check the downspouts?

Yes. We flush each downspout and confirm water is running clear before we leave.

Window Cleaning

Do you clean tracks and screens too?

Yes. Standard window service includes glass, frames, sills and tracks, and we can wash screens as an add-on.

Will there be streaks or water spots?

We clean and squeegee glass, frames, sills and tracks carefully to leave the best finish possible. Results can vary with sun exposure and existing hard-water buildup.

Can you reach second-story and hard-access windows?

Yes — ladders and extension tools cover most two-story homes safely, without leaning equipment on the glass.

Fence Cleaning

Can you clean vinyl, wood and composite fences?

All three. Vinyl and composite get soft washed; wood gets a gentle low-pressure clean that lifts the green without fuzzing the grain.

Will the green algae come back right away?

Our detergent kills the algae rather than just rinsing it off, so a cleaned fence typically stays bright for a year or more.

Do you clean both sides?

We clean whichever sides you have access to. Shared fence lines need your neighbor's OK for the far side.

Patio & Deck Washing

Will washing my pavers wash out the sand?

Not the way we do it. Pavers get controlled pressure and a careful rinse to protect the joint sand, but we cannot guarantee every grain will stay in place.

Can you clean screen enclosures and pool cages?

Yes. Screens and cages are soft washed at low pressure so the mesh and frames aren't damaged.

Do I need to move my patio furniture?

We move lightweight furniture, grills and planters only if it has been discussed and agreed to prior to your arrival window. Please let us know when you request the quote or booking.

Walkway Washing

Can you fix slippery walkways?

Usually yes. Most slipperiness is algae and mildew film, which we remove and treat so the surface grips again.

How soon can we walk on it?

As soon as we're done rinsing. Surfaces are wet but safe to use immediately, and dry within an hour or two.

Do you clean entryways, pool decks and pathways too?

Yes — pathways, entries, pool decks and steps are all part of walkway service.

Scheduling, Pricing & Service Area

How does pricing work?

Pricing is based on square footage, surface type and condition. Send photos with your quote request and we'll give you a firm number — no surprise charges on the day.

When are you available?

Monday through Saturday, 8am to 5pm, in 2-hour arrival windows. Request a quote or give us a call and we'll lock in a window that works for you, confirmed by email.

Do you bring your own water and power?

We use your outdoor spigot and standard outlets on most jobs. If those aren't available, let us know in advance and we'll plan around it.

Are you licensed and insured?

Yes — fully licensed and insured for residential, HOA and property-management work across South Florida.
